South West Sydney Homeowners Keeping a Close Eye on House Prices

Home owners and investors may need to postpone improvements such as roof insulation as house prices fall in Sydney
House prices are falling Sydney, and the Campbelltown region in Sydney’s south-west is proving to be one of the steepest declines, with an average decline of 8% in the last 9 months. That’s according to a local real estate agent who deals with numerous properties in the area. And the end is not yet in sight, with prices predicted to fall many percentage points further over the next couple of years.

How far they’ll fall and when they’ll recover is as always contested among experts, although there appears to be broad consensus that this was a market correction that we simply had to have.

Of course, falling house prices affect different classes of people in different ways. If you invested in the Campbelltown housing market 15, 10 or even just 5 years ago, the prospect of a pricing correction is probably not the end of the world, unless of course you’ve refinanced in the meantime to fund a more expensive lifestyle. Increasing house prices tends to fuel confidence – home owners and investors feel wealthier, and are often more inclined to take risks. In a falling market, a different sentiment comes into play, more caution, and a certain hesitancy to invest.

Joseph Margel bought his Campbelltown home in late 2016, and he is feeling the pressure from the recent drop in house prices. “A year ago I was almost ready to submit plans to council to approve a large upper level extension, which was going to provide us with an extra 100 m2 of living space. I took it for granted that I could draw on my home loan, but now that’s no longer so certain. Even if my bank approves a refinance on our mortgage, I’m not sure I’m comfortable going into more debt when houses prices are in decline.”

Joseph is only one among thousands of home owners and investors who are today reviewing their position and tossing up their options. Even small improvements to improve energy efficiency, such as upgrading to glazed windows or a top-up to the existing roof insulation, might need to be postponed as home owners tighten their financial belts.

When we asked Joseph if new ceiling insulation batts might be on the cards, he chuckled and responded “Not before the top floor extension. But once we’re confident to go ahead with that, we’ll be sure to be in the market for some quality thermal roof insulation!”
